Prefabricated and modular construction firms are winning a growing share of multi-residential projects, as persistent skilled labour shortages push developers toward off-site building methods.
Modular builds can cut construction timelines by up to 40%, according to industry estimates, by shifting the bulk of the work into factory settings less exposed to weather delays and on-site labour constraints.
“Five years ago this was a niche play; now every major developer has a modular option on the table,” one construction consultant said.
Uptake remains concentrated in build-to-rent and student accommodation, where repeatable floor plans suit the model best.
